Location
Planning area draws attention with its proximity to important transport links. TEM Motorway (E-80) passing in East-West direction with in boundaries of Başakşehir district and South direction continues Edirne West and FSM bridge East. In addition, O-6 connection road to the 3rd Airport passes East of the planning area. The planning area is located in the north of Başakşehir District and it is close to many transportation links and convenient for accessibility. Distance to Başakşehir district center is approximately 3 km and Access to site is provided Olympic Stadium Road and Kayaşehir Boulevard located to the north of the TEM Motorway
Structure of Land
Planning area does’nt have much elevation and it has rugged terrain. Wide, long slopes and flat valleys developed in Başakşehir District and around North-South dry rivers are the topographical features of planning area. Topography consists of soft hills, wide ridge and narrow creek plains. The highest level of hill in the planning area is determined as 176 meters. Planning area has 3 landscape points in the area. In planning area, and general area is below the slope of 20% and it has generally suitable areas for settlement. Areas with slope range of 0-5% make up 46.24% of the planning area. Planning area with more than 20% slope in 342 hectares of project area constitute 1.21% of the project. In terms of orientation area, in the South, East and Southwest directions are concentrated. Looking at valleys and ridges within the planning boundary, it is observed that the ridges divide the urban working area into sub-regions.
Design Principles
Planning approach is defined creating a living space with in the concept of neighborhood.
- In planning, create compatible, ideal size and walkable neighborhood units,

- Planning area has 9 sub-zones. One neighborhood represent every sub-zones. Each neighborhood is designed sub-zones can be self-sufficient.
- Create urban equipment areas to serve the whole city and ensure their integration with the city
- Ensure balanced distribution of urban equipment areas within the planning area, taking care of the access distances,
- Provide construction compatible with the topography,
- Ensure diversity and accessibility in open and green spaces,
- Designing public spaces at dominant points of the planning area and creating landscape points
- Create urban equipment areas to serve the whole city and ensure their integration with the city
- Kindergarten, elementary and secondary schools have been determined by providing access to local service roads by taking into consideration level of transportation
- Kindergarten, elementary and secondary schools have been determined by considering green space fiction. Parking spaces have been designed in relation education facilities.
- Health facility areas are designed at intersection of main roads with high access.
- Social facilities are designed be related to green areas are established and intended to serve existing sub-zones of the neighborhood.
